How can I maintain my HVAC system with UHC?
All of our service prices listed below include one maintenance visit per year. We also offer discounts for "bundled services," should your system require maintenance that goes above and beyond the basics.
Spring Maintenance
Get these services done in April-May to prepare for the June peak.
Summer Start-Up for Evaporative Cooler: $220.00
- Uncovering the unit if a cover is provided (we’ll make sure you receive it)
- Connecting all water lines
- Thorough drain pan cleaning
- Removing blockages
- Opening all vents inside the home
- Inspect:
- Motor and bearings, lubricating with oil if needed
- Blower motor belt for damage
- Checking belt for proper tension
- Unit’s drain plugs and wiring
- Water pump for proper operation
- System controls: (high/low speed, pump only, fan only)
- Waterline leaks
- Checking drain pan float for proper levels
Service for Air Conditioning: $140.00
Like the service for a furnace or heat pump, we must know whether your system is operational before the start of maintenance. For A/C units, the temperature must be above 70 degrees Fahrenheit for us to provide service. This service includes:
- A thorough washing and cleaning of the outdoor unit (to remove dirt and debris from the coils and other components)
- Filter replacement
- Inspect:
- Visual inspection of the A/C unit
- Wiring and electrical components for cuts, fraying, or loose connections
- Contactor
- Capacitor
- Unit refrigerant level
- System's high/low pressure cut outs
- Inspection of the system when operational (we'll cycle the system on from the thermostat to check functionality)
- Check:
- Amp draw at the motor and compressor
- System's refrigerant charge
- Unit's air flow
- Line set
Fall Maintenance
Get these services done in October to prepare for the colder months starting in November.
Winter Shut Down for Evaporative Cooler: $165.00
- Disconnecting the unit's water lines and blowing them out
- Draining any water from pan and cleaning it out
- Disconnecting the blower motor belt from its wheel
- Unplugging the motor and pump
- Installing the unit's cover, if provided
- Closing all vents inside the home
Service for Furnace or Heat Pump: $140.00
This service requires us to know whether the system is operational before the start of maintenance. For heat pumps, the ambient temperature must be above 45 degrees Fahrenheit for us to provide service. This service includes the following features:
- Filter replacement
- A thorough cleaning of the unit (eliminating dust and debris)
- Cleaning of the flame sensor or thermocouple
- Cleaning of all inducer motor ports
- A check of the amp draw at the induced draft motor, and the amp draw for the blower motor
- Inspect:
- Visual inspection of your furnace
- All wiring and electrical components for cuts, frays, or loose connections
- Ignitor
- Ensure flue is corrosion-free and maintaining proper slope
- Inducer motor
- Blower motor for loose shaft
- System when operational (we'll cycle the furnace on from the thermostat to check functionality)
- Safety components
- Shutdown of the furnace cycle from thermostat to conclude
Service for Humidifier (Standard Only): $100.00
Our team of technicians at Ultimate Heating & Cooling also has the expertise to inspect and maintain a wide range of humidifier models. (Please note that the listed price only includes standard humidifiers. Contact us for more details.)
This service includes:
- The cleaning of scale residue off any and all parts as required
- Inspection of the humidifier drain (to determine whether it has adequate flow)
- Piercing of the solenoid to facilitate maximum water flow
- Overall inspection of the unit for proper operation
- Installation of a new humidifier pad
Year-Round
Asthma and allergy sufferers know that their Electronic Air Cleaners need to run at top performance year-round. EACs should be maintained by homeowners monthly, and should be serviced by a professional annually. Schedule your EAC service along with your other annual HVAC maintenance.
Service for Electronic Air Cleaners (EACs): $200.00
Electronic air cleaners (also known as ionizers or electronic air purifiers) are air cleaning units that use specialized filters to remove contaminants from your home's air flow. Our maintenance service for EACs includes:
- A cleaning of all filters in the unit (carbon pre-filters, HEPA filters, etc.)
- Inspection of filters for any tearing, rips, or other damage
- A wipe-down of the inside of the filter rack
- Overall inspection of unit for proper operation
Note: Our services do not include Media Filters for Air Purification Units.
Filter Add-On Information:
As a member of our Ultimate Maintenance Program, we’ll mail a filter (or two!) for your furnace right to your home. This service is on auto-pay, and you may cancel 30 days before your next filter ships.
